Re:  Amended and Restated Covenants


Dear Owners:

The work of the Covenants Review Committee and the Board of the Association has now been completed.  We're pleased to present to you the final version of the Amended and Restated Covenants that, if signed by a majority of owners, will be recorded with Kittitas County and will go into effect as of August 1, 2002.  The final document is enclosed.

A lot of work has gone into discussing and negotiating the changes to the covenants, and the Covenants Review Committee sought input and consensus from all of the owners who expressed an interest in the future of our covenants.  A few minor changes have been made since the draft was sent to you in advance of our Association membership meeting last September, and those changes were responsive to member concerns as well as the review by an attorney who specializes in real estate law.  Our Covenant Review Committee has recommended to the Board, and the Board has approved, on behalf of the Association, the Amended and Restated Covenants in the form attached.  The ultimate decision to accept or reject them is yours.  We recommend that you review them one last time and sign them.

We're now ready to begin the signature process.  If you are willing to sign the new covenants, first please determine who are all of the legal owners of your lot.  Each of the owners of your lot, including husband and wife, where applicable, will need to sign the Amended and Restated Covenants in order that we can consider your approval complete.

Then, you have two alternative ways to respond:

1.You may take the enclosed Amended and Restated Covenants to a Notary Public and execute the covenants Signature Page in the presence of the Notary Public.  Your lawyer, bank, stock broker, accountant or insurance agent may be willing to provide this notary service.  Then you may send the executed Signature Page to us in the enclosed stamped, self-addressed envelope.  We will attach your Signature Page to the original document and file the covenants with all signatures, once we have gathered enough signature pages.

2.You may attend a "Signature Party" at the Kachess Ridge fire hall on our Tract A (on the Kachess Lake Road, one block north of Via Kachess) on Saturday afternoon, June 8th, 2002, between 1:00 and 3:00 p.m.  The Association will provide the services of a Notary Public who will notarize signatures of any owners who attend.  Please be sure to bring your Washington Drivers License or other picture ID, as our Notary will require identification.

At the Signature Party on June 8th, refreshments will be provided and you will have the opportunity to meet and chat with your neighbors.  If there are any last-minute questions about the covenants, there will also be board members and Covenant Review Committee members present.

It's really important that we obtain signatures as soon as possible in order to meet our deadline for recording the Amended and Restated Covenants.  If neither of the above methods works for you, please call me at (509) 656-2256 to discuss other arrangements for getting your signatures.

Once again, we thank all of our members who have given so generously of their time in reviewing the covenants and in producing the new covenants.  We believe the new covenants will serve and protect our neighborhood and our Association for a long time to come.
